How Arizona Sun Exposure Affects Exterior Paint
Your house doesn't age evenly. The west wall is on a different schedule to the north wall, and any scope that ignores that is guessing.

Everywhere has weather. What's distinctive about the Valley is how one-sided the damage is: sustained, high-intensity ultraviolet exposure on unshaded elevations, most of the year, with very large surface-temperature swings on top of it.
The practical consequence is that your house doesn't age as one object. It ages elevation by elevation.
What UV actually does to a coating
Ultraviolet light breaks down the binder that holds a paint film together. As the binder degrades, pigment is left loose at the surface, which is what chalking is. Run your hand down a sun-beaten wall and the powder that comes away is the coating giving up.
It's also why fade shows unevenly. The same colour on the same house will hold on the north side and wash out on the west, because one side is doing several times the work.
Why this changes how a repaint should be scoped
- The west and south elevations usually need more repair than the north and east ones. A scope that prices every wall identically is averaging, not assessing.
- Chalking has to be dealt with before coating. A new film applied over loose pigment bonds to the powder, not the wall, and comes off with it.
- Priming decisions differ per elevation, because substrate condition differs per elevation.
- Colour choices carry more consequence on the sun-facing walls than the shaded ones.
Surface temperature, not air temperature
A wall in direct Valley summer sun runs far hotter than the ambient air. Every coating has an application temperature range, and applying finish to an overheated wall causes real problems with how the film levels and adheres.
This is the reason competent exterior work here starts early in the day and follows the shade around the building. It's a scheduling constraint that belongs in the estimate conversation, because it genuinely affects how long a summer exterior takes.
The monsoon does the other half of the damage
Sun degrades the film; storm season exploits what's left. Driven rain during monsoon months finds hairline stucco cracks and failed caulk joints and pushes water into the wall.
Which is why sealing joints, window and door perimeters, control joints and penetrations isn't an add-on line on an exterior scope. It's the part that makes the job protective rather than cosmetic. Interior staining after a storm is very often an exterior sealing failure.
Dust is the third factor
Fine desert dust settles on everything, and the West Valley, closer to open desert and agricultural land, carries more of it. A coating applied over a dusty wall bonds to the dust.
That's the entire reason the pre-coating wash is a real stage with real hours attached, rather than a courtesy rinse on the morning of day one.
What to take from this
When you're comparing exterior quotes, ask how each contractor assessed the individual elevations, what they'll do about chalking, and how they'll schedule around summer surface temperatures. The answers will separate the bids faster than the numbers will.
