Stucco Painting & Repair

Stucco Painting and Repair in Phoenix, AZ

Stucco is the default exterior across the Valley, and it is the surface where the difference between a repaint and a proper repaint is most visible. Paint bridged over a live crack reopens. Paint over dust does not bond. A patch that isn't texture-matched shows from the street forever.

We repair and repaint stucco on homes and commercial buildings across Phoenix and the surrounding metro: crack repair, chip and spalling patching, joint sealing, and a coating system chosen for the elevation's exposure.

What’s included

What you get with stucco painting & repair

Every item below appears as a line on your written estimate, so you can compare our scope against any other bid without guessing what each one covers.

  • 01

    Crack assessment

Hairline shrinkage cracking, settlement cracking and cracks that indicate movement are different problems. We tell you which you have before we quote a fix.

  • 02

    Crack routing and filling

Cracks opened out so the filler has a body to key into, then filled, rather than skimmed over with an extra coat of paint.

  • 03

    Texture matching

Repairs finished to match the surrounding lace, sand or smooth finish so the patch disappears under the coating.

  • 04

    Chip, edge and spalling repair

Damaged corners, hose-bib and pipe penetrations, and edges around windows and weep screed made good.

  • 05

    Joint and penetration sealing

Control joints, window and door perimeters, and dissimilar-material transitions sealed with an exterior sealant before coating.

  • 06

    Coating system for the exposure

Primer where the substrate needs it, then a finish specified for a sun-loaded Valley elevation and applied at the correct spread rate.

Preparation

How the surface gets ready

This sequence is most of the hours on a stucco painting & repair job, and it is the part that decides whether the finish still looks right in year five. It is also the part that gets skipped by the cheapest bid you receive.

Block wall in fresh grey primer with the roofline masked in plastic
  1. 1Walk the envelopeEvery elevation photographed and noted, with crack patterns mapped so the scope is written against real conditions.
  2. 2WashFull wash to remove dust, chalking and loose material, then time to dry before repair work.
  3. 3RepairCracks routed and filled, chips patched, texture matched, repairs allowed to cure.
  4. 4SealAll joints and penetrations sealed. This is the step that decides whether monsoon rain gets into the wall.
  5. 5Prime and coatPrimer on bare and repaired areas, then the finish system across the elevation.

Arizona conditions

What this climate does to stucco painting & repair

A specification that works in a mild climate is not automatically right here. These are the local conditions that change how we scope and schedule this work.

  • Hairline cracking is normal here

Valley stucco moves with temperature swings, and fine cracking is common rather than alarming. What matters is whether it is sealed before the next storm season.

  • Monsoon water is the real damage

Driven rain during storm season pushes water through unsealed cracks and joints. Interior staining is usually the second symptom of an exterior sealing problem.

  • Heat and coating application

Applying finish to a stucco wall that is too hot causes problems. Work follows the shade, which is why summer exterior schedules here start early.

  • Dust and chalking

A chalky, dusty wall gives a coating nothing solid to bond to. That's why the wash is a real step and not a courtesy rinse.

Questions

Stucco Painting & Repair questions

Anything not covered here, ask on the walkthrough. We’d rather over-explain than surprise you.

Can you paint over cracked stucco?

You can, and it will look fine for a season. The crack will come back through the coating because paint has no ability to hold a moving joint closed. Repair first, coat second.

Do you match existing stucco texture?

Yes. Lace, sand and smooth finishes are matched on repairs so the patch is not visible once the wall is coated. This is the step most often skipped by other bidders. It's worth asking every contractor you get a quote from.

Is stucco repair included in an exterior repaint quote?

It is itemised in the estimate, so you can see what repair the house needs and what the coating costs separately. That way nothing is hidden inside a single lump-sum number.

How long does a stucco repaint take?

It depends on the size of the home and the amount of repair, plus cure time on patches before coating. Your estimate includes the schedule; large homes with significant repair typically run longer than a straightforward repaint.
