    We look at the actual surfaces, not a square-footage estimate over the phone, and send an itemised scope showing what is and is not included, room by room or elevation by elevation.

    We'll talk through where flat, eggshell, satin and semi-gloss belong, how a colour will read against your flooring and light, and where a sample board is worth doing before you commit.

    Furniture moved and wrapped, floors papered, hardware and fixtures removed or masked, landscaping and hardscape covered on exteriors.

    Repairs before finish

    Nail pops, cracks, drywall damage, failed caulk and stucco chips are addressed and texture-matched, so the repair disappears under the topcoat instead of telegraphing through it.

    Finish applied to suit the surface

    Sprayed, rolled or brushed depending on the substrate and the room: cabinets and doors sprayed for an even film, walls cut clean at the ceiling and baseboard.

    Final walkthrough with you

    Masking pulled, hardware reinstalled, site cleaned, then we walk the job with you and correct anything you flag before the truck is loaded.

Preparation

How the surface gets ready

This sequence is most of the hours on a residential painting job, and it is the part that decides whether the finish still looks right in year five. It is also the part that gets skipped by the cheapest bid you receive.

  1. 1ProtectPlastic and paper on every surface that is not being coated. Doorways sealed off so sanding dust stays in the work area.
  2. 2CleanInterior walls wiped down; exteriors washed to remove dust, chalking and cobwebs so the coating bonds to the wall rather than to what's on it.
  3. 3RepairPatch drywall, re-caulk joints and penetrations, fill trim nail holes, address stucco cracks and spalling.

What this climate does to residential painting

A specification that works in a mild climate is not automatically right here. These are the local conditions that change how we scope and schedule this work.

  • Sun exposure decides the schedule

    West and south elevations take the hardest UV load in the Valley. We sequence exterior work to keep finish application off surfaces that are too hot, which matters more here than in most markets.

  • Stucco is the default exterior

    Most Valley homes are stucco or block. Both need their cracks and chips addressed properly before coating, or the repair reappears within a season.

  • Dust is a prep problem

    Fine desert dust sits on everything. Exteriors get washed rather than dry-brushed, because a coating over dust is a coating that comes off with the dust.

  • Monsoon moisture

    Summer storm season drives water into hairline stucco cracks and failed caulk joints. Sealing those is part of an exterior repaint, not an upsell.

Do I need to move out while you paint the inside of my house?

Almost never. We work in occupied homes constantly. We section off the area we're working in, protect everything inside it, and keep your kitchen and at least one bathroom usable.

For cabinet refinishing we can pull the doors and spray them off the property, which means you keep using the kitchen through most of the project.

How long does a residential repaint take?

A single interior room is usually a day. A full interior typically runs three to five days. Cabinet refinishing usually runs four to seven days because of cure time between coats. Exteriors depend on the size of the home and how much stucco patching it needs.

Your written estimate includes the expected schedule so you are not guessing.

Do you supply the paint, or do I?

Either. Most clients have us supply it so the material is specified for the surface and its exposure. If you already have a brand or a colour you want used, we'll use it.

Can you match an existing colour or wall texture?

Yes. We colour-match from a chip, a door or a section of existing wall, and we match knockdown, orange peel and hand-troweled textures on drywall repairs so patches vanish under the topcoat.

How do you protect floors, furniture and landscaping?

Inside: furniture moved to the centre of the room and wrapped, floors papered or covered, fixtures and hardware masked or removed, doorways sealed against dust.

Outside: plants and hardscape covered, windows and lighting masked, overspray controlled with shields and screening around the work zone.
