Sun City Grand has its own standards
Approved palettes, working hours, parking and access rules, and residents who are home during the day. Those constraints go into the schedule at estimate stage, and we keep crews and equipment tight because the streets are narrow and busy.
The 2000s stucco belt is due
Marley Park, Greer Ranch, Rancho Gabriela and Sierra Montana are all now at the point where original builder coatings have chalked, the sealant at windows and control joints has hardened and cracked, and a straight recoat would just be paint on a failing substrate.
West Valley dust and wind load
Surprise sits close to open desert and farmland on its north and west sides. Exterior surfaces carry a heavier dust load, and a coating applied over a dusty, chalky wall bonds to the dust rather than to the wall.

Do you work in Sun City Grand and other active adult communities?
Yes. Sun City Grand, and Sun City and Sun City West nearby. We work to the approved palette and inside the community's working-hour, parking and access rules, which are agreed before we start rather than negotiated on site.
My Surprise house has never been repainted. Where do we start?
With a walkthrough of the actual walls. On a 2000s Surprise exterior the questions are how much control joint and window sealant has failed, how far the chalking has gone, and whether the south and west elevations need more repair than the rest of the house. They usually do.
Can you match my HOA's approved colour scheme?
Yes. Send the approved palette or your submittal and we will quote and work to it, and we can prepare what a design-review committee typically asks for if you want to propose something new.
Do you take community-wide repaints in Surprise?
Yes. HOA and multifamily exterior repaints are phased building by building, with dates and resident notice content agreed up front so the property stays functional throughout.
