Anthem was built almost entirely between 1999 and 2007, which means the whole community reached repaint age at roughly the same time. Most exteriors we quote here are on their second coating, and the ones that are not are overdue.
We repaint Anthem exteriors to the approved community schemes, repair the stucco underneath, paint interiors and refinish cabinetry, working out to Tramonto, New River and Desert Hills as well.

Both Parkside and Country Club run approved exterior schemes and a submittal process through the community. We quote and work from the approved scheme, which avoids the worst outcome in a governed community: repainting a repaint.
Anthem sits noticeably higher than the central Valley and takes more wind off the Bradshaw foothills. More wind-driven dust on the walls, more movement in the sealant joints, and a shorter honest interval between exteriors than a mid-Valley house.
Much of the stock is two-storey with tall entry elevations, high gables and sloped lots. That is a staging problem before it is a painting problem, and it affects how long an exterior genuinely takes.
Control joints, window perimeters and roof penetrations sealed at construction in the early 2000s have hardened and split. Cutting them out and resealing properly is usually a real line item on an Anthem exterior, and we itemise it rather than hide it.

Because the original sealant is around twenty years old and has lost its elasticity, and Anthem's temperature swings and wind work the joints harder than a central-Valley house.
The fix is cutting the old sealant out and replacing it, not adding a new bead over the top of a hardened one.
Yes. Community exterior repaints are phased building by building with agreed dates and resident notice so the property stays functional throughout.
