How the surface gets ready

This sequence is most of the hours on a hoa & multifamily job, and it is the part that decides whether the finish still looks right in year five. It is also the part that gets skipped by the cheapest bid you receive.

  4. 4SealControl joints, window perimeters and penetrations sealed. This is the highest-value item on any multi-unit exterior.
  5. 5Coat and inspectCoating applied by phase, then walked with management before the phase is signed off.

What this climate does to hoa & multifamily

A specification that works in a mild climate is not automatically right here. These are the local conditions that change how we scope and schedule this work.

    West and south elevations fade faster, so a community often looks patchy before it looks worn. Phasing by exposure rather than by convenience gives a more consistent result.

    Most Valley communities have an approved colour palette. Working from the submittal avoids a repaint of a repaint.

  • Monsoon-season sealing

    Unsealed joints across dozens of units add up to a lot of water intrusion claims. Sealing is the highest-return line item on a community exterior scope.

    Residents are home, children are out, cars are parked. Notice, barricades and daily clean-down are the scope, not extras.

Yes, that's the normal way to run it. Work is sequenced building by building with dates, and we supply the notice content management posts for residents in each phase.

Do you provide the documentation a board needs to approve the work?

Yes. An itemised scope by building and surface, the coating system, the number of coats, the phasing plan and the insurance certificate.

Do you handle unit turns for multifamily properties?

Yes, interior turns as well as common areas and exteriors. Tell us your turn window and we'll tell you honestly what is achievable in it.

Can you work from our approved colour palette?

Yes. We work from the approved submittal, and we can prepare what a design-review committee typically asks for if a new scheme is being proposed.
