    Work to the finish schedule

    We take the specified products, colours and sheens from the schedule and apply them as specified, with no substitutions without written approval.

  • 02

    Trade sequencing

    Prime and paint sequenced around drywall, trim, flooring, cabinetry and final fixtures so we are not the trade holding up the next one.

  • 03

    Spray-and-backroll and cut-in stages

    Staged correctly for a new build: prime and spray before trim and flooring where the programme allows, final cut-in and touch-up after.

  • 04

    Exterior stucco and trim package

    Full exterior coating package including body, trim, fascia, garage doors, gates and iron.

  • 05

    Millwork and cabinetry finishing

    Sprayed finishes on built-ins, panelling and cabinetry, including specialty and lacquer work where the design calls for it.

  • 06

    Punch list closed on one visit

    We walk the punch with the superintendent and clear items in a single mobilisation wherever it is physically possible.

Preparation

How the surface gets ready

This sequence is most of the hours on a new construction job, and it is the part that decides whether the finish still looks right in year five. It is also the part that gets skipped by the cheapest bid you receive.

  1. 1Pre-construction reviewReview the finish schedule and elevations, flag conflicts or missing specs before we are on site rather than after.
  2. 2Protect completed workFlooring, cabinetry, glazing, fixtures and finished millwork protected before any spraying.
  3. 3Substrate checkDrywall inspected under light for finish level before priming; framing-related defects reported rather than buried under primer.
  4. 4PrimeFull primer coat as the programme requires, giving a consistent base and revealing defects while they are still cheap to fix.
  5. 5Finish and touch-upFinish coats applied, then a dedicated touch-up pass after other trades have finished their work.

Arizona conditions

What this climate does to new construction

A specification that works in a mild climate is not automatically right here. These are the local conditions that change how we scope and schedule this work.

  • New stucco needs the right timing

    Freshly applied stucco has to reach the condition the coating manufacturer specifies before it is painted. We schedule to that rather than to convenience.

  • Summer heat and the programme

    Exterior work in Valley summer moves to early mornings. Building that into the programme up front prevents a two-week slip in July.

  • Dust from an active site

    An active construction site is a dusty environment. Containment and timing around other trades is what keeps a sprayed finish clean.

  • HOA and design-review colour approval

    Many Valley communities require exterior colour approval. We'll work from the approved submittal so nothing has to be redone.

Do you work directly with builders and general contractors?

Yes. We take builder and GC work on custom and semi-custom homes and on tenant improvement projects, working to your finish schedule and your programme.

Can you follow a designer's finish schedule exactly?

Yes. Specified products, colours and sheens are applied as specified. If a specified product is genuinely wrong for the substrate, we raise it in writing before we apply it rather than substituting quietly.

How do you handle punch lists?

We walk the punch with the superintendent and close items in one mobilisation where it is physically possible. Repeat trips are a cost to both of us.

Do you provide lien waivers and insurance certificates?

Yes. Licensed, bonded and insured in Arizona under AZ ROC #364076; certificates and standard project paperwork are provided on request.
