Limewash is slaked lime thinned to a brushable consistency and worked onto the wall in crossing strokes. It does not sit on the surface as a film. It carbonates into the substrate and becomes part of it, which is why a limewashed wall stays matte, breathes, and ages rather than peels.
The look is soft and cloudy, with variation you can see across a wall and never quite a flat colour. It is the least expensive of the mineral finishes and the most forgiving of an imperfect substrate, which makes it the right first move for a lot of Arizona houses, inside and out.

Sample boards and a wet-to-dry check
Limewash dries much lighter than it goes on, typically by several shades. Boards are made up and shown to you dry, never wet, so what you approve is what you get.

The correct mineral primer
Limewash needs suction to grip. Over existing latex paint that means a mineral bonding primer first, without which the finish chalks off on your hand. This is the step cheap limewash jobs skip.

Two to three brushed coats
Applied with a proper block brush in crossing strokes, each coat thinner than a paint coat and each one adding depth rather than opacity.

Movement worked to your brief
Limewash can be left cloudy and dramatic or kept quiet and nearly even. We agree which on the boards, because it is a matter of taste and there is no default.

Interior and exterior systems
Exterior limewash over stucco and masonry uses a different lime and a different schedule to interior work. We specify per elevation, not per house.

Sealing only where it earns its place
Most limewash is better unsealed, because sealing it removes the breathability that is the point of it. In a mudroom or a hallway that takes hands, we will propose a breathable mineral sealer and explain the trade.

How the surface gets ready
This sequence is most of the hours on a limewash job, and it is the part that decides whether the finish still looks right in year five. It is also the part that gets skipped by the cheapest bid you receive.

- 1Establish what is on the wallBare masonry, stucco, new drywall and previously painted drywall are four different starting points with four different primer answers. We test suction before quoting.
- 2Wash and make goodSurfaces washed down, chalking removed, cracks and holes filled and allowed to cure. Lime will not bridge a crack and will highlight a proud patch.
- 3Prime for gripMineral primer over anything previously painted. On raw lime or masonry substrates the wall may need damping down instead, which is a different operation entirely.
- 4Protect for splatter, not for sprayLimewash is applied wet and it flicks. Floors, glass and fixed joinery get masked more thoroughly than a paint job needs.
- 5Brush, dry, assess, repeatEach coat has to dry fully before the next, because the colour only becomes readable dry. Rushing the second coat is how a wall ends up blotchy in a way that cannot be corrected later.

What this climate does to limewash
A specification that works in a mild climate is not automatically right here. These are the local conditions that change how we scope and schedule this work.
Limewash and stucco suit each other
Most of the Valley's housing stock is stucco over block or frame, and stucco is a mineral substrate that limewash bonds to naturally. This is one finish where Arizona's default construction works in your favour rather than against you.
It breathes, which matters on block
A breathable finish lets moisture move out of a wall instead of trapping it behind a film. On older block and adobe properties that is the difference between a wall that dries after a monsoon and one that blisters its paint from behind.
Fast evaporation changes the brushwork
In dry Phoenix air limewash starts setting under the brush. Wet edges have to be kept moving and a wall has to be finished in one go, which affects how we break a room into sections.
UV does not fade lime the way it fades pigment
Lime is highly alkaline and only certain pigments survive in it, which is why the palette is naturally earthy. Those same pigments are the ones that hold up under Arizona sun, so exterior limewash weathers rather than fading patchily.

Will limewash rub off on clothes and hands?
Not when it is applied over the right primer and allowed to carbonate. Chalking is the classic symptom of limewash put straight onto an existing latex-painted wall with no mineral primer, which is the corner most cheap quotes cut.
In the first week or two a wall is still hardening and is best left alone. After that a correctly applied limewash is stable.
Can limewash go over existing painted walls?
Yes, but only with a mineral bonding primer in between. Limewash needs a porous surface to grip and modern latex paint gives it nothing to hold onto.
We price that primer coat as its own line so you can see it. If a competing quote does not mention it, ask why.
How is it different from just using a matte paint?
A flat paint is a uniform film sitting on the wall. Limewash is a mineral that becomes part of the wall, so it has depth and movement a roller cannot reproduce, and it stays breathable.
It also fails differently. Paint peels in sheets; limewash weathers and thins. On an exterior that means recoating rather than stripping.
Can I get a specific colour?
Within the limits of lime-fast pigments, which naturally gives you earth tones: whites, creams, ochres, warm greys, terracottas, muted greens and blues. Bright or highly saturated colours are not achievable, because the pigments that produce them do not survive lime's alkalinity.
We will make boards toward a colour you show us and tell you honestly how close lime can get.
How do I clean and touch it up?
Dust it. For a mark, a barely damp cloth and patience, then let it dry before judging it. Do not scrub and do not use cleaners.
Touching up is genuinely easy compared with other finishes: a fresh coat of the same limewash blends into the existing wall in a way that touched-up paint never does.
How long does exterior limewash last?
Exterior lime weathers gradually rather than failing on a date, and how long it holds depends on elevation, exposure and how much driving rain that wall takes. A south or west elevation in the Valley works harder than a north one.
We will not put a year figure on it, because the honest answer varies wall to wall. What we will tell you at the walkthrough is which of your elevations will need attention first.
Is limewash cheaper than Venetian plaster?
Considerably, yes. It is brushed rather than troweled, needs far less substrate preparation, and goes on faster. For a large area on a budget it is usually the right mineral finish to start with.
If you want depth and sheen rather than a chalky matte, limewash will not get you there and you should look at Venetian plaster or marmorino instead.
