Mesa spans about fifty years of Valley housing, from 1970s block and stucco around Dobson Ranch to current master-planned stucco in Eastmark. We paint across all of it: full exteriors, interiors, cabinet refinishing, stucco repair and commercial work.
The most common Mesa job we quote is an exterior repaint on a home that is on its second or third coating, where the real question is how much of the previous work has to be undone before anything new goes on.

Housing stock, exposure and community rules differ meaningfully across the Valley, and they change how a job gets scoped. Here’s what shapes the work in this city.
A lot of Mesa housing stock has been repainted more than once, sometimes with patches that were never texture-matched and caulk that was applied over caulk. Removing failed previous work is often a real line item here, and we itemise it rather than absorb it silently into a square-foot price.
The 1970s–1990s stucco across central and west Mesa commonly shows settlement cracking above windows and doors. Those need routing and filling, not paint bridged across them, or they reopen within a season.
Eastmark, Las Sendas and the newer east Mesa communities are HOA-governed with approved palettes. Those exteriors are usually in good condition and the work is about scheme compliance and clean execution rather than remediation.
Mesa has a large 55+ and winter-visitor population, which means a lot of work scheduled around when the owner is actually in the state. We can run exterior work on an unoccupied property and coordinate with a neighbour or property manager for access.

It is a scope question rather than a problem. Multiple previous coatings can mean unmatched texture patches, caulk over caulk and areas where the film is now too thick and starting to fail.
