  • Surface temperature limits the working day

    A wall in direct Valley summer sun can be far hotter than the air. We follow the sun around the building and keep application off surfaces that are too hot for the product.

  • Monsoon water finds unsealed joints

    Driven rain in storm season exploits hairline stucco cracks and failed caulk. Sealing those joints is why an exterior repaint protects the wall rather than just recolouring it.

How often should an exterior be repainted in Arizona?

It depends on exposure, the previous coating and how the substrate was prepared. West- and south-facing walls in full Valley sun generally need attention sooner than shaded elevations.

The honest answer comes from looking at the wall: chalking, fading, hairline cracking and caulk failure tell you more than a calendar does. We'll tell you what we see on the walkthrough.

Do you pressure wash before painting?

Yes. The exterior is washed as part of the scope. On stucco we control pressure so we clean the surface without driving water into the wall or damaging the texture.

Can you repair stucco cracks as part of the repaint?

Yes, and it should be part of it. Cracks are opened, filled and texture-matched before coating, because paint bridged over a moving crack reopens within a season.

What time of year is best for exterior painting in Phoenix?

Spring and autumn are the easiest windows. Summer work is entirely doable; it moves to early mornings and follows the shade around the building. Winter is fine as long as we respect minimum application temperatures overnight.

Will you protect my plants, pool and pavers?
