12 Questions to Ask an Arizona Painting Contractor

Ask all twelve of every bidder, including us. The differences between quotes usually explain themselves by question five.

Three painting quotes with three different numbers tell you almost nothing on their own, because they're often three different jobs. These questions turn them into something comparable.

Ask all of them, of everyone, including us.

Licensing and insurance

  1. What's your Arizona ROC licence number? You can verify it yourself on the Arizona Registrar of Contractors website. A contractor who hesitates over this question has answered a different one.
  2. Can I have a certificate of insurance? You should be given one with the estimate, not after you ask twice. If an HOA or property manager needs it on file, it should go to them directly.
  3. Who's actually on site, your people or subcontractors? Either answer can be fine. Not knowing which it'll be is not.

Preparation: where the money goes

  1. What preparation is included, step by step? You want to hear washing, sanding and de-glossing, patching, texture matching, caulking and priming. If preparation is described as one word, ask again.
  2. Will you texture-match repairs? Almost every Valley home has knockdown or orange-peel walls. A flat patch on a textured wall is permanent and visible. This question alone separates most bids.
  3. How will you deal with chalking on the exterior? On a sun-beaten Valley wall, the correct answer involves washing and priming, not an extra colour coat over the powder.
  4. What gets sealed? Window and door perimeters, control joints, penetrations and material transitions. This is what stops monsoon water getting into the wall.

Protection and daily conduct

  1. Exactly how will my property be protected? Furniture moved and wrapped, floors covered wall to wall, fixtures removed or masked, doorways sealed against dust. Outside: landscaping, hardscape, pool decking, glazing and lighting covered, with overspray shielded.
  2. Who cleans up, and when? At the end of every working day, or stacked in the garage until the last day? There's a real difference in living with it.

Schedule and scope

  1. How will summer heat affect the schedule? A contractor who says it won't is either not doing exterior work in July or not doing it properly. Surface temperature governs when walls can be coated.
  2. Is the estimate itemised, and is repair priced separately from coating? A single lump sum hides the exact decisions you're trying to compare.
  3. What happens at the end? Ask specifically whether they walk the finished job with you and correct flagged items on the same visit, or book a return trip.

Two things not to over-weight

Warranty length. A long headline warranty is easy to print and hard to enforce, and it says nothing about preparation. Ask what's covered and get it in writing for your specific scope instead of comparing numbers.

Review count alone. Read the actual reviews, especially any critical ones and how the contractor responded. Ten specific reviews describing real projects are worth more than a large number with no detail.
