How Long Does Exterior Paint Last in Arizona?
Anyone giving you a confident number hasn't seen your walls. Here's what actually determines the answer, and how to read it yourself.

This is the most common question we get, and the honest answer is unsatisfying: it depends, and it depends on more things than most people expect.
We won't give you a number, because a number given without seeing your walls is marketing, not information. What we can do is tell you exactly what the number depends on, so you can work out where your own property sits.
The seven variables
- Exposure. This is the biggest one. An unshaded west elevation on a desert-edge lot works several times harder than a north wall in a mature, tree-shaded neighbourhood. Two identical houses can be years apart.
- Substrate condition at the time of coating. A film applied over sound, clean, properly primed stucco behaves completely differently to one applied over chalk and dust.
- Whether the joints were sealed. Unsealed window perimeters and control joints let monsoon water into the wall, and water behind a coating undermines it from the back.
- How many coats went on, and at what spread rate. A single thin coat sprayed to cover looks identical to two proper coats on day one and nothing like it in year four.
- Colour. Saturated and dark colours absorb more heat and generally show fade sooner on unshaded walls than light desert neutrals.
- Application conditions. Finish applied to an overheated wall in July doesn't form the film it was designed to form.
- Maintenance. Whether anyone has resealed a joint or touched up a damaged area in the intervening years, or whether the house has been left entirely alone.
How to read your own walls
Forget the calendar and go look. Run a dry hand down the west wall. If powder comes away, the coating is chalking and near the end of its service life. Compare the colour on the west elevation to the north one. Look at the window perimeters: has the caulk hardened, shrunk or split? Is hairline cracking staying sealed, or opening and spreading?
Those four checks will tell you more than any number a contractor quotes you over the phone.
Why waiting costs more
There's a real cost curve here. Repainting while the substrate is still sound is a wash, a modest repair scope, resealing and two coats. Waiting until the coating has failed completely means paying for stucco repair, extensive priming and more material to get coverage over a degraded surface.
The same house, a few years apart, is a materially different invoice.
What about the warranty numbers you see advertised?
Long headline warranties are easy to print and depend entirely on conditions and exclusions most people never read. They also say nothing about preparation, which is what actually determines longevity.
We confirm warranty terms in writing with your estimate for your specific scope, and we don't publish a headline figure on this site, because the honest answer genuinely depends on the substrate, the system and the exposure.
