Painting Maintenance for HOA and Multifamily Properties

Community and multifamily exteriors have a specific failure pattern in Arizona, and understanding it makes the difference between a reserve plan that works and a series of reactive repaints.

Communities look tired unevenly, not gradually

Buildings whose long elevation faces west or south will fade and chalk substantially before buildings on the same site that face north. So a community usually looks patchy before it looks worn, and residents notice patchy.

This has a practical consequence for phasing: sequencing by exposure rather than by street order or by convenience produces a more consistent-looking property throughout the programme, and it puts the money where the damage actually is.

Sealing is the highest-return line item you have

Across dozens of units, unsealed control joints, window perimeters and penetrations add up to a great deal of water intrusion, and water intrusion claims cost far more than sealant does.

If the budget forces a choice, sealing and crack repair protect the asset. A colour refresh over unsealed joints is the version of the job that has to be done again.

Documentation a board can act on

  • A scope itemised by building, elevation and surface, not one number for 'exteriors'.
  • The coating system and number of coats stated per surface type.
  • Repairs separated from coating, so the board can see condition cost versus cosmetic cost.
  • A phasing plan with dates, suitable for posting to residents.
  • Certificate of insurance, sent directly to the management company.
  • A colour scheme submittal package if the palette is changing.

Resident communication is part of the work

Residents are home, children are out and cars are parked. Notices need to go up before crews arrive, with dates, what to move, where not to park and what to expect. Barricades and signage in breezeways and stairwells, and equipment struck at the end of each shift so routes stay clear.

Communities with active-adult rules covering working hours, noise expectations and parking constraints need those built into the schedule at estimate stage rather than negotiated on day one.

Planning the cycle

Rather than fixing a repaint interval and hoping, inspect on a schedule and let condition drive the timing. Once a year, walk the property and check for chalking by hand, look for spreading hairline cracking, check caulk at window perimeters, and note any interior staining reported after storms.

That inspection data is what makes a reserve study defensible, and it usually reveals that the sun-facing buildings want attention on a shorter cycle than the rest of the site, which is a cheaper plan than repainting everything early.

Unit turns are a different scope

Interior turns run against a hard deadline, not a preference. Patching, texture matching and a full interior repaint is achievable in a short turn window; adding cabinet refinishing to the same window usually isn't, because cure time can't be compressed.

The honest thing a contractor can do is tell you what fits the window instead of agreeing to a date they can't hold.
