Occupied Commercial Building Exterior Repaint

The challenge

An occupied commercial building with a tired exterior, where the tenant could not close and the parking and walkways had to stay usable throughout.

The building's colour banding had faded unevenly across elevations, so the repaint needed to re-establish the banding cleanly rather than blend into what was there.

Scope of work

  • Full exterior wash of all elevations
  • Block and stucco repair, crack filling and joint sealing
  • Primer where the substrate required it
  • Cream body colour with re-established brown banding
  • Metal doors, frames and exterior fixtures finished to match

Surface preparation

  • Pre-job walk with the property contact to confirm access, working hours, staging and existing-damage notes in writing.
  • Walkways and entrances barricaded and signed while work was live; equipment struck at the end of each shift.
  • Elevations washed down to remove dust and chalking.
  • Cracks and chips repaired and texture matched; control joints and penetrations sealed.

Coating and finish system

  • Primer to bare and repaired areas.
  • Cream body colour applied elevation by elevation, following shade to keep application off overheated wall surfaces.
  • Brown banding re-set with hand-cut lines rather than approximated to the faded original.

Scheduling considerations

Sequenced so the building stayed open and the tenant's entrances were never both obstructed at once.

Ladder and staging positions moved daily so parking loss was limited to the elevation being worked.

The result

A clean, even cream field with crisply re-established banding, delivered without the tenant closing for a day.

Sealed joints across the envelope address the water paths that show up as interior staining after monsoon storms.
