Living Room, Ceiling and Crown Repaint

The challenge

A family living room with a fireplace, built-in shelving and a lot of furniture that could not be moved out of the house.

The ceiling, walls and crown had not been done together, so the room read as three different ages of paint at once.

Scope of work

  • Ceiling, walls, crown moulding and baseboards repainted
  • Drywall patching and texture matching before finish
  • Mantel shelf stained to a dark finish
  • Full protection of furniture, fireplace and flooring

Surface preparation

  • Furniture moved to the centre of the room and wrapped in plastic; fireplace and hearth covered; floors papered wall to wall.
  • Switch plates, vent covers and hardware removed; doorways sealed so sanding dust stayed in the work area.
  • Nail pops, cracks and anchor holes patched, sanded flush and texture-matched.
  • Trim-to-wall joints and baseboard tops caulked before any finish went on.

Coating and finish system

  • Ceiling coated first, then walls, then crown and baseboard cut in by hand where the surfaces meet.
  • Sheens selected per surface: flat on the ceiling, a wipeable sheen on the walls, semi-gloss on trim.
  • Mantel shelf sanded and stained to a dark finish to anchor the fireplace wall.

Scheduling considerations

Run as an occupied-home project with the work zone contained and swept at the end of each day so the rest of the house stayed usable.

The result

Ceiling, walls and trim reading as one finish rather than three, with the patched areas invisible under the topcoat.

The stained mantel gives the fireplace wall a focal point it did not have before.
